Bucks County Market Update June 2014

Welcome back to my video blog! It has been a while since I have updated you on the real estate market here in Bucks County, so I thought I would take this time to give you a brief update on the current housing market.

We recently spoke with a client who said that after the first 30 days their home was on the market, they noticed something about their potential buyers. They said that the buyers are very price sensitive these days, which I find to be very indicative of the Bucks County market as a whole.

Through April, we are down 9% in inventory from this time last year and we have also seen a decrease of about 2% in asking price from last year.

Another thing that is true of the Bucks County real estate market is that it is hyper-local. Even from neighborhood to neighborhood, market trends can vary a lot. Neighborhoods in areas such as Yardley Borough and Heritage Hills are seeing many more homes on the market than they did at this time last year.

For the most part in Bucks County, the number of buyers and sellers is even, but in neighborhoods like Newton Borough, the low inventory has given way to an increase of buyers. I am sensing that in the near future, the market will become more balanced in terms of pricing. I know we haven't been seeing as much of an increase in home appreciations as the rest of the country, but our market is still trending upwards.
