Recently, we've seen a pretty consistent pattern here in Bucks County and surrounding areas. Here are the numbers:

Bucks County

• Inventory: Up 11%

• Homes on market: 4,562

• Absorption rate: 9 months (up from 8 last year)

• Closings: Down 4%

• Average sales price: Up 1%

Lower Makefield

• Inventory: Up 20%

• Absorption rate: 8 months

• Closings: Down  6%

• Average sales price: Up about 2%

As you can see, inventory is quite high. Newtown and Upper Makefield have also experienced a growth in inventory, at 12.6% and 11.6% respectively. With absorption rates in our area well above six months, our current market is quite favorable to buyers. If you're looking to sell, it's more crucial than ever to price your home right.
